PROSPECTIVE TENANTS
A sign will be displayed on the property. We
will post your home on the Base Housing Referral List. We will advertise
in the Sun Journal, Windsock or Havelock News when necessary.
Upon finding a tenant they are asked to complete a rental application and
their credit is pulled through the credit bureau, their rental and work
references checked and evaluated.
After approval the tenant is asked to sign a 1 year lease and pay a
security deposit within 48 hours. A move in date is established and the
tenant will pay a prorated rent amount prior to occupying the premises.
A move in inspection will be completed after the tenant has had the
utilities turned on in their name.
RENT COLLECTION
Rents may be paid by cash, check, money order, or an automatic withdraw.
Rents are to be paid to our office by the 5th of each month. After the 5th
there is a 5% late fee added to the account and a late notice is sent.
On the 15th if rent has not been paid, you will be contacted and we will
discuss your options.
Between the 7th and 10th proceeds and computerized statements are
disbursed to landlords. Any repairs made the previous month and management
fees will be deducted from the rent.
Landlord disbursements may be mailed to you or we can process a direct
deposit to a bank of your choice.
INSPECTIONS
We complete a move in and move out inspection with each tenant.
We drive by each property monthly.
We complete an interior inspection every 6 months and provide a report
along with pictures of your property.
REPAIRS
Our company has business relationships with all types of contractors
including plumbing, heating/air, electricians, and general contractors.
Anything over $100 we attempt to contact the
owner prior to giving the contractor authorization. If repair is deemed an
emergency and every attempt has been made to contact the owner, a decision
will be made by the property manager and the owner will be contacted by
mail.
An agent is available 24 hours a day, seven days a week for emergencies.
